How does the process work?

Make an offer

When you have found the right property it is time to make an offer. Negotiate the price with our help and experience to find an agreeable price for buyer and seller.

Reservation contract and deposit

When the price and conditions are agreed, the buyer will pay a deposit of, normally, 6000 Euros so the vendor withdraws the property from the market.

Exchange of private contracts

If the completion of the sale is more than 30 days after the reservation, a further payment of 10% (minus the deposit already paid) is done at the signing of a private purchase contract.

Completion of the sale

The final payment and exchange of keys is done before a public notary who signs and registers the new title deed, “Escritura”

What are the Cost and Fees Involved in the Purchase?

Costs when buying property in Spain

Resale Property

Add ~9-10% for taxes (7% ITP), notary, registry, and lawyer fees.

New Property

Add ~12-14% for 10% VAT, 1.2% stamp duty, and other fees.

Vendor Taxes

Plusvalia (municipal tax on land value increase) and capital gains tax (19-23%).
