How to buy a property on the Costa del Sol, Spain
Buying a home on the Costa del Sol as a foreigner is easier than you think. You do not need to be a Spanish resident or an EU citizen. You only need a Spanish tax number (NIE) and a local bank account. This guide explains how the process works when you buy with StartGroup, what it costs and how long it takes. Can foreigners buy property in Spain?
Yes. Foreigners can buy property in Spain with no restrictions, EU citizens or not, residents or not. To complete a purchase you need two things:
- An NIE (Número de Identidad de Extranjero) — your Spanish tax identification number.
- A Spanish bank account to manage the payment and ongoing costs.
You will need both in place before completing the purchase.

How much does it cost to buy property in Spain?
On top of the purchase price, you also need to budget for taxes and fees. The total depends on whether you buy a resale or a new-build property.

How long does the buying process take?
Most purchases take six to eight weeks from accepted offer to receiving the keys. With a mortgage, allow ten
to twelve weeks.

Frequently asked questions
Do I need an NIE to buy property in Spain?
Yes. The NIE is your Spanish tax number and is required to complete any property purchase.
Can a non-resident get a mortgage in Spain?
Yes. Non-residents can obtain Spanish mortgages. Our in-house licensed mortgage broker helps you compare options and secure the best available terms.
Do I need a lawyer to buy a property?
A lawyer is not legally mandatory, but it is recommended. Our certified estate agents handle the due diligence and contracts, and we work alongside your lawyer if you appoint one.
What are the total costs of buying?
Around 9% on top of the price for a resale property, and around 13–14% for a new build. See the cost table above for the breakdown.
Can I buy a property remotely from abroad?
Yes. Much of the process can be handled remotely. You can give StartGroup Power of Attorney to sign the title deed for you and to set up direct debits for water, electricity and internet. To open a bank account, most banks ask you to visit the branch in person at least once for identification.
How long does it take to complete a purchase?
Usually six to eight weeks from offer to keys, or ten to twelve weeks with a mortgage.
